Spring Owners Meeting

On Sunday May 5th JBC held its annual Spring meeting of unit owners with about 28 units being in attendance.  We reviewed the state of financials, and our independent CPA provided a review of his annual report.  Additional updates and detail can be found below.

Pool Opens Memorial Day Weekend!

Our pool officially opens Saturday, May 24thHours will remain the same as last year, 9am - 8pm.  Pool code reminders will be sent following this newsletter.

Just a reminder, please do what you can to monitor the pool.  Closing umbrellas, removing trash, and reporting issues will help keep our costs down and the area safe to enjoy.

2024 Project List & Status

- Derby support poles, rust remediation and painting - Complete
- North Belmont and Center Derby / Preakness Stairwell repairs    and painting - Started, expected to complete by mid-June
- Landscape timber, various - Bid Review
- Parking lot lighting repairs - Complete
- 1st/2nd Floor Pool side power washing - Bid Review
- Belmont South Mailbox repair - Mid-June or before
- Preakness West - Fence Repair - Complete

New Key drop box will be installed near or on the pool house for owners to drop unit keys for the board in June.  This will allow updates to keys/locks to be exchanged without mailing them.

Reminders

Pets: Clean up after your dog and don't forget only unit owners are permitted to have pets, renters are not. - If you are aware of a regular offender just pass the unit info to the Board and we will address it.

Noise - Noise Ordnance is not just for the late hours of the PM / Early AM.  You can find this and a number of local ordnances HERE.  If you have an issue contact OCPD.

Trailers: Storage trailers will not be permitted on the lot.  Boat trailers are permitted in the designated areas and need to be registered with the association.  A small box is located on a pole for registration purpose.

Public area storage: Please do not store anything under the steps.  Bikes should be stored and secured to bike racks only.  Anything stored and secured to steps or fences will be removed from public areas.

Bulk trash: Unit owners are responsible for removal of bulk items such as furniture and appliances using private refuse services.  Unit owners who place trash outside the dumpster will be fined.  Please help keep these areas free of material.
