Spring Annual Owners Meeting

On Sunday May 7th @ 9am our Spring Owners Meeting was held with 32 units represented.  The meeting minutes can be found here.  The major topics included a review of 2022 financials, 2023 budget, major projects, and initial summary of our 2023 reserve study.

Reserve Study

Earlier this year we engaged a firm to complete a reserve assessment.  This was part of our planning activities but was further necessitated by Maryland House Bill 107.  HB107 requires an audit of property and reserves to establish a baseline for reserve funding.


Initial findings in the reserve study focused on our deck framing nearing end of life.  As a result of that finding we will be engaging a engineer to provide a firm assessment of remaining useful life.  This will allow us to establish a clear funding plan for what will no doubt be a significant project.  This will take a large portion of the summer to identify an engineering firm, plan, execute, and develop output from them.  We expect a fall report to owners.

Pool Updates

Our pool opened up on Memorial Day Weekend with a fresh coat of paint on the deck.  This was a self help project earlier this month.  Codes will not be changed this year.  If you need a code just email us HERE

Noise Complaints

A reminder as we get into the season and as a result of some recent noise complaints that the Ocean City Noise Ordnance is not just for the late hours of the PM / Early AM.  You can find this and a number of local ordnances HERE.  If you have an issue contact OCPD.

Reminders

Pets: Clean up after your dog and don't forget only unit owners are permitted to have pets, renters are not. - If you are aware of a regular offender just pass the unit info to the Board and we will address it.

Trailers: Storage trailers will not be permitted on the lot.  Boat trailers are permitted in the designated areas and need to be registered with the association.  A small box is located on a pole for registration purpose. Beginning March 1st unit owners with slips can park boats in the designated area.

Public area storage: Please do not store anything under the steps.  Bikes should be stored and secured to bike racks only.  Anything stored and secured to steps or fences will be removed from public areas.

Bulk trash: The bulk trash areas have been removed.  Unit owners are responsible for removal of bulk items such as furniture and appliances using private refuse services.  Unit owners who place trash outside the dumpster will be fined.  Please help keep these areas free of material.
