Fall Owners Meeting

On October 28th we held our fall owners meeting with more than 30 unit owners present.  Earlier in the weekend 18 volunteers came out to work on various self-help projects, ending the day with a community cookout.

The owners meeting consisted of updates on the numerous projects in progress, overall financial health, and addressed unit owners' questions or concerns.

2022 Project Updates

A number of projects are in progress or have been completed this year.

- Pool plastering and seats
- Boardwalk decking (25%)
- Belmont stair repairs (active*)
    *Expected late December
- Exterior door replacement
- Misc trim painting
- Engineering evaluation of Derby supports
- Parking lot tree pruning 

Budget and Planning

On December 3rd we will hold a Board of Directors budget planning meeting for 2023 with final ratification by end of January.

A complete budget and project list will be provided in the next newsletter update.

Heat Checks
JBC BOD completed our first heat check of the season on 12/3.  Units that we were unable to access will be contacted in the next few weeks.  As per our By-Laws, it is mandatory that all unit owners provide a working set of keys to the Board of Directors. These keys are kept locked in a safe when not being used. The heat in each unit should be set at a minimum of 55 degrees.  The next heat check and fire alarm testing will occur on 1/13.

2023 Large Project Planning

We noted earlier this year that some larger components of our property are nearing end of serviceable life.  In 2023 we will begin that process of providing unit owners with a formal evaluation of structural decking, stairs, and related exterior components.  Excepting any immediate and unanticipated safety concerns we will provide a report and options for unit owners to vote on.

Reminders

Pets: Clean up after your dog and don't forget only unit owners are permitted to have pets, renters are not. - If you are aware of a regular offender just pass the unit info to the Board and we will address it.

Trailers: Storage trailers will not be permitted on the lot.  Boat trailers are permitted in the designated areas and need to be registered with the association.  A small box is located on a pole for registration purpose. Trailers and boats need to be removed by December 4th.

Public area storage: Please do not store anything under the steps.  Bikes should be stored and secured to bike racks only.  Anything stored and secured to steps or fences will be removed from public areas.

Bulk trash: The bulk trash areas have been removed.  Unit owners are responsible for removal of bulk items such as furniture and appliances using private refuse services.  Unit owners who place trash outside the dumpster will be fined.  Please help keep these areas free of material.
