Spring Annual Owners Meeting

On Sunday May 7th @ 9am we will once again hold our annual owners meeting at the Northside Park Event Complex.  As usual we will review upcoming projects, budget, our financial health with our independent CPA and answer questions from the unit owners.  A full agenda can be found on the events page here.

Board Election
D
uring the spring meeting we will hold elections for 2 positions.  Board positions are held for a term of 3 years and the specific hold held by those board members are determined by the board at large.  If you are interested in running for a position on the board, please email the nominating committee here

At our last board meeting we reduced the number of board members from the previous 9 positions to 7 positions.  This was based on balancing the overall workload and reducing overhead expense.

2023 Project Updates

We have several projects budgeted for 2023.  Even with these projects we are pleased to note that ~$21K will be transferred this year to the reserve fund.

Thank You! -  Ron Pittinger
Ron Pittinger is retiring from the JBC BOD this year.  Ron has been an owner for 13 years and on the board for the last 9, serving in various roles from Secretary to Treasure and President.  We are grateful and appreciative for Ron's service to the community.  Ron isn't leaving, just expect him to be spending some more time around the pool and the beach!

Thanks again Ron for all your dedication and hard work!

Large Project Planning

Earlier this year we engaged a firm to complete a reserve assessment.  This was part of our planning activities but was further necessitated by Maryland House Bill 107.  HB107 requires an audit of property and reserves to establish a baseline for reserve funding.  We anticipate that we will be prepared to report on those findings by late spring and will share in subsequent owner meetings and online.

Community Updates
Repairs to the fence on 123rd street will commence this spring. The fence was damaged this winter from a vehicle accident.

Dumpster replaced near the Preakness building in April.

Belmont steps repair completed late December to include welding of several new steps and concrete replacement on decking.  Painting and final cleanup will occur this spring.

Pool Updates
We will open the pool the weekend prior to Memorial Day after we c
omplete some painting of the surrounding deck surface.  Codes will not be changed this year.  If you need a code just email us at HERE

Reminders

Pets: Clean up after your dog and don't forget only unit owners are permitted to have pets, renters are not. - If you are aware of a regular offender just pass the unit info to the Board and we will address it.

Trailers: Storage trailers will not be permitted on the lot.  Boat trailers are permitted in the designated areas and need to be registered with the association.  A small box is located on a pole for registration purpose. Beginning March 1st unit owners with slips can park boats in the designated area.

Public area storage: Please do not store anything under the steps.  Bikes should be stored and secured to bike racks only.  Anything stored and secured to steps or fences will be removed from public areas.

Bulk trash: The bulk trash areas have been removed.  Unit owners are responsible for removal of bulk items such as furniture and appliances using private refuse services.  Unit owners who place trash outside the dumpster will be fined.  Please help keep these areas free of material.
