MEETINGS
The Association holds a minimum of two Owner’s Meetings annually. They are;
Unit owners are required to provide access to units for the following purposes:
1) Emergency, to include potential leaks, fire, or related hazards that impact adjoining units or the overall common property.
2) Scheduled unit inspection - this includes winter heat checks to ensure minimal threshold is met, annual fire inspections, and pest control activities. Scheduled inspections will constitute a notification window of at least 2 weeks.
1. For individuals who are found in violation of the policy – scheduled unit inspection.
For individuals who have not provided working keys or passcode.
Unit owners are required to possess individual homeowner’s insurance to cover their possessions. In addition, the association recommends that each unit owner carry a $10000 “Loss Assessment” rider on this policy [Most policies come with a $1000 loss assessment included]. This will protect the owner for damages caused to other units should a mishap occur.

Only owners are allowed to have pets on the property. Tenants and guests are not allowed to have pets.
Pet owners are requested to use the dog-walk areas located at the east end of the “Derby” and the west end of the “Preakness” and MUST clean up after their pet(s). Also, please be aware that Ocean City has a leash law and pet curbing ordinance when on public or private property.
According to the By-Laws decks are “limited common elements” and are subject to all regulations established by the association. If considering any alteration to your deck area you must first get approval from the Board of Directors.
Boat slips are individually owned and are for the use of owners only. The finger piers are Private Property and are for the use of slip owners and their guests only.
The northwest corner of the parking lot has three sets of spaces specifically designated for boat trailer parking. This area is clearly marked. Trailers are to be parked, within the yellow lines, depending on their size with the largest trailers parked on the extreme western end and the smallest ones to the eastern end of the area. Trailers are permitted in the parking area March1st-December 1st unless your boat is in the water. ALL trailers must be registered with the association. Procedures and forms are available on the property. Any trailer not registered or improperly parked may be subject to towing.
