Jockey Beach Club Spring 2022 Owner’s MeetingJockey Beach Club Condominium Association Spring Owners Meeting 05/07/2022 Opening Remarks - Ron The group recognized new owners. Departing members Mark, Brad, Krista and Karen were thanked by the board for their service. Review of the Fall October 2, 2021 meeting minutes. Approved by majority vote 2021/22 Project and Property Review Large Projects – Benjie 3Rd floor doors replaced on all buildings. Boardwalk board replacement project is underway. 123rd street fence replaced with vinyl. North Belmont steps concrete repair. Replaced some deteriorated parking stops. Dock water lines turned on and repaired. Fire alarm inspection completed. Pool Updates – Karen We hired Best Pool Care as our new pool manager. The coping and top tiles have been replaced. The pool is being replastered. Seats are being installed on both corners of the deep end. Landscape – Mark Parking lot beds will be raised to accommodate more mulch. Parking Lot and Heat Checks – Dave Updated the group on parking lot rules and boat parking (March 1 – December1). Reported that heat checks went well with only a few missing keys and combinations. Jockey Beach Club Condominium Association Spring Owners Meeting 05/07/2022 Financial Report Annual Financial Statement – Scott The 2021 annual financial statement was reviewed and discussed. 2022 Budget – Rich The 2022 budget and profit & loss statement were reviewed. Dues Increase – Benjie The group was notified of a $20 per month dues increase for the second half of 2022. Primary impacts are a $12K increase in insurance and pending large projects 10 Year Plan – Rich & Benjie The 10 year plan was reviewed to acquaint the members of future large projects. Pool house, Siding, Decking and framing are key expenses that will need to be funded Derby deck supports appear to have severe rust, will be investigating over the summer once a contractor is located Board Member Election Four new members were elected to the board: Philippe Berger, Tammy Hinkle and Bronson Spooner to three year terms.
